Having a great team means having not only a real estate agent but also a lender to help with your particular questions is important so that you know you are getting accurate info. There is only so much you can find out online and how do you know if it’s accurate? Do you know how much you actually need for your Arizona home’s down payment? If you think you have to put 20% down, you may have set your goal based on a common misconception. Have you considering USDA loan programs that offer less down or VA loan programs? Is it better to use Conventional financing or does FHA offer a lower interest rate?
Freddie Mac says: “The most damaging down payment myth—since it stops the homebuying process before it can start—is the belief that 20% is necessary.” Unless specified by your loan type or lender, it’s typically not required to put 20% down. According to the Profile of Home Buyers and Sellers from the National Association of Realtors (NAR), the median down payment hasn’t been over 20% since 2005. It may sound surprising, but today, that number is only 3.5 for FHA buyers. There are also many ways to lower the down payment with gift funds from family or seller contributions to help with that cost. For VA home buyers there are many other options to lower that down payment even further.
Some of my favorite Glendale, Arizona Communities are the Santa Maria or Oakdale subdivision another is Marshall Ranch, Wigwam North, Rovey Farms and Arrowhead Ranch. which is located north of Olive Avenue in the 85302 zip code. This community is located in the Peoria School district with Heritage Elementary as the local school.
Using the IDX you can always search for new listings in this subdivision. It’s a great community with larger than average lots that are perfect if you have lots of toys, need more yard space or if you want to have a pool or just want to feel comfortable knowing your can have a dog and they will have a fenced backyard. It’s a great way to see all the current listings from the Arizona Multiple Listing Service.
Some of the special features of the Oakdale subdivision are the large yards averaging 9000 sf to 1/3 acre, cul-de-sac streets & lots, detached garages, many have gated front courtyards and RV gates as standard for many of the homes. In addition, they are stucco finished with tiled roof and the community shows pride of ownership. Many of these Glendale homes have private swimming pools and large covered patios. There are both single level and two-story homes in the Oakdale/Santa Maria subdivision.
Glendale Arizona Homes and Glendale Communities in 85302 also include Sands Oasis, Randoph Ranch and Marbrisa Ranch which are located nearby. The Sands Oasis homes are typically larger single story homes while the Randolph Ranch homes are newer. I love home close Marbrisa Ranch is to the Library, Sahuaro Ranch Park and Glendale Community College. Another nearby community to the college is Tarrington Place. It’s unique with smaller lots, newer construction but the great part is that there is a community pool for the subdivision. It can be wonderful in the summer months to have the pool to use but not have the upkeep of having a private pool.. If you are looking for a newer contemporary look these are subdivisions you may want to consider – Marbrisa Ranch, Tarrington Place and Randolph Ranch communities.

The Oakdale subdivision in Glendale Arizona is also known as Santa Maria. It’s located near Sahuaro Ranch Park, The Glendale Main Library at 59th & Brown and Glendale Main Post office. Sahuaro Ranch Park in Glendale is really considered one of the best parks in Glendale due to it’s size and amenities.
Sahuaro Ranch Park has many features making it one of the premiere parks in Glendale includes such amenities as a dog park, wandering peacocks, playground area, picnic areas, softball fields, volleyball and soccer fields plus a beautiful Rose Garden. It’s a combination of historical Ranch buildings and a community gathering place with events held throughout the year. Our family uses this park for events such as family picnics and we went there for our Easter Egg hunt this year.
Oakdale is also in the Peoria School District with Ironwood High School and Heritage Elementary School as the local schools, these are considered very good schools but you will want to check out local information on schools before deciding where you want to live. Just to the south of Santa Maria subdivision is the Heritage Park with additional soccer fields, playground area with swings and slide plus the lighted basketball court which is very popular in the community and surrounding area.
Nearby shopping includes Fry’s Grocery Store, Walgreen, Home Depot & Lowes, Sprouts and it’s located fairly close to Target and Banner Thunderbird Hospital. Other amenities include Papa Murphy’s, Chipotle, Carl Jr. and Subway, plus it is within a few miles of Downtown Glendale with unique shops.
